Fix & Flip Rehab Checklist: What to Renovate (And What to Skip)

Not all renovations are created equal. Some provide a 200% Return on Investment (ROI), while others actively drain your profit margin. Here is what to focus on.

The single most common mistake among beginner house flippers is the "Dream Home" syndrome. They fall in love with the property and renovate it exactly as *they* would want to live in it. Your job is not to build your dream home; your job is to build a highly marketable product that yields maximum profit.

High ROI: DO Renovate These

1. Kitchens Sell Houses

You must have a modern, appealing kitchen. The standard formula involves new shaker cabinets, quartz or granite countertops, stainless steel appliances, and a modern tile backsplash. If the existing cabinets are solid wood and in great condition, professionally painting them and adding new modern hardware can save thousands while achieving the exact same look.

2. Master and Guest Bathrooms

Bathrooms are the second most scrutinized rooms in the house. Update vanities, add new mirrors, install modern light fixtures, and retile the shower surrounds. Ensure the water pressure is strong and all valves are replaced. A clean, bright bathroom is a non-negotiable for retail buyers.

3. Flooring and Paint (The Great Equalizers)

Luxury Vinyl Plank (LVP) is the current gold standard for flips. It is highly durable, waterproof, aesthetically pleasing, and inexpensive to install. Pair consistent LVP flooring throughout the main living areas with a fresh, neutral coat of interior paint (like Sherwin-Williams "Agreeable Gray" or "Alabaster") and the house will instantly feel 20 years newer.

4. Curb Appeal and Exterior

If they don't like the outside, they won't come inside. Pressure wash the driveway, clear overgrown landscaping, lay fresh mulch, and ensure the front door is brightly painted or replaced. This is often the cheapest renovation category with the highest psychological impact.

Low ROI: SKIP These (Unless Functionally Broken)

1. Swimming Pools

Do not add a pool to a house that doesn't have one. You will spend $50,000+ and maybe get a $10,000 bump in ARV. If the house has a pool, ensure it is clean, safe, and functioning, but do not undergo major luxury upgrades.

2. Invisible Upgrades

Buyers expect a house to function. They will not pay a massive premium because you installed a $20,000 top-of-the-line geothermal HVAC system instead of a standard $5,000 unit. Similarly, completely replumbing a house that didn't strictly need it will yield zero return.

3. Master Suite Additions

Unless the house is a tiny 2-bed/1-bath, blowing out the back wall to add 500 square feet for a luxury master suite rarely recovers its cost in standard suburban neighborhoods due to the massive expense of foundations, framing, and roofing.
